AHFC Residential-Multi-Family Rural Communities

Below is a list of communities that, as of March 10, 2014, meet the definition of “rural” as outlined in Alaska Statute (AS 18.56.600) and Alaska Administrative Code (15 AAC 152.990). Pursuant to the statute and regulation, a “small community” is defined as a community with a population of 6,500 or less if not connected by road or rail to Anchorage or Fairbanks, or a population of 1,600 or less if connected by road or rail to Anchorage or Fairbanks and is at least 50 statute miles outside of Anchorage or 25 statute miles outside of Fairbanks. In this definition, “connected by road” does not include a connection by the Alaska Marine Highway System or roads outside the boundary of the State of Alaska.

* All communities located within these boroughs/census areas are considered rural.

Kenai Peninsula: Within the city limits of Seward, Kenai, Soldotna and Homer is URBAN. Where the Sterling Highway intersects with Quartz Creek is where the 50-mile line crosses (Mile Post 73). All of the Sterling Highway south and east of that line is RURAL.
Parks Highway: The line is where the 196 Mile Creek (Mile Post 84) intersects with the Parks Highway. This is just north of Kashwitna.
Glenn Highway: The line is where the Little Granite Creek (Mile Post 62) intersects with the highway just east of Sutton. All areas beyond those points on the road system are RURAL, except for organized communities with populations of 1,600 or more.

This list has been compiled using populations as determined by the most recent census counts. The rural determination is applicable to residential and multi-family lending only.
