The success of Alaska Housing Finance Corporation's tenant-based voucher programs depends on strong partnerships with landlords across the state. In January 2024, Alaska Housing launched Landlord Appreciation to thank current and new landlords for participating in rental voucher programs. Landlord Appreciation utilizes federal funds to issue landlords $1,000 for every new or renewed one year lease.

The incentive is still active and landlords are encouraged to participate!

What Are Housing Choice Vouchers?

Housing Choice Vouchers are rental subsidies available in 12 Alaska communities that guarantee on-time rental payments to landlords while helping eligible Alaskans lease rentals in the private rental market. 

Landlords receive a monthly rental subsidy paid directly by AHFC and the tenant pays their portion of the rent directly to the landlord. Landlords participating in the Housing Choice Voucher program use their own screening criteria to select tenants and then enter into a Housing Assistance Payment contract with AHFC.

2024 Landlord Appreciation Updates

In Fiscal Year 2024, landlords across the state played a key role in providing safe, quality, affordable housing for thousands of Alaskans. By signing or renewing a 12 month lease agreement effective on or after January 1, 2024, more than 300 landlords benefited from a $1,000 sign-on bonus. 

  • 1,625 – Number of landlords participating in Public Housing programs
  • 361 – Number of landlords who received Landlord Appreciation payments
  • $668,000 – Total value of Landlord Appreciation payments

Benefiting Landlords and Tenants

Property managers on the Kenai Peninsula, Morgan and Mallory Musgrove say they have seen rental assistance programs benefit both landlords and tenants, with the launch of Landlord Appreciation being one example.


"We had one tenant who was coming up to the end of her lease and was not going to be able to afford to stay in her home any longer. She qualified for an Alaska Housing voucher program and the landlord signed up to receive the rental subsidy from AHFC. They signed a 12 month lease agreement and because of Landlord Appreciation he received a sign-on bonus of $1,000 – it worked out for everybody in the end."

By accepting vouchers, participating landlords are helping to provide safe, quality, affordable housing for Alaskans in all stages of life, including: 

  • Individuals and families who could otherwise not afford a private rental
  • Seniors who wish to live independently for a longer period of time
  • Individuals with a disability who prefer to live independently and with proper accommodation
