PROPERTY INSPECTION WAIVER (PIW)

If the lender receives a PIW on a non-arm’s length transaction, they must obtain prior approval from AHFC before proceeding.
IRRLIB RATIOS
(Section 7001.06.B)
The total obligation ratio can go up to, but not exceed 50% as long as the lender obtains AUS approval. The ratios for manually underwritten loans under this option are 33/41.
PUR (101, 102, & 103) CHEAT SHEET & PUR-103

This cheat sheet has been created to assist lenders with the PUR requirements. The guide has been updated to state that the home inspection can’t be more than 12 months old at the time of commitment when using it for the PUR-103 Option
